Homes By Design (North West) Limited (Company No. 13078558), registered in England and Wales, provides residential property acquisition, letting, and investment services across North West England. By using this website or engaging our services, you agree to the following terms.

1. Services

We provide tenant placement, property management, short-term accommodation, and consultancy services for landlords and investors. The scope, deliverables, and fees for each paid service are confirmed in writing before work begins.

2. Fees and Payment

Prices displayed on this site are in USD for initial consultations ($50-$200) and cover the stated deliverables only. Additional services are quoted separately. Fees are non-refundable once work has commenced, unless we cancel the engagement.

3. No Guarantee of Tenancy or Returns

Application reviews, advisory consultations, and yield assessments are professional opinions based on information available at the time. They do not constitute a guarantee of tenancy approval, rental income, or investment performance.

4. Tenant Obligations

Tenants must provide accurate information during referencing, comply with the tenancy agreement, and report maintenance issues promptly. Providing false information may result in application termination.

5. Liability

Our liability for any claim arising from our services is limited to the fee paid for that service. We are not liable for indirect or consequential loss.

6. Governing Law

These terms are governed by the laws of England and Wales. Complaints should be directed to info@homesbydesign.services; we respond within one working day.
